Meeting called to order at 6:34 PM. Toke Ettehadieh, Ray Shirazi, Eve Demma, Naj Shiraz, Kathleen Kernwein and Erich Heard present.  The attorney Sarah Gerdes was also present.

 

Homeowner Open Forum

 

2697 – George Donidas spoke about the condition of the driveways and how there are potholes everywhere.  He also suggested that we have volunteers put up fencing at the back of the property.

2585 #3 – Wendy & Eddie Lopez.  Wendy wanted to address the new repair policy not covering their A/C unit.  She also has a number of concerns concerning communication between homeowners and management.  For instance she was unaware there were monthly meetings and feels there needs to be more communication regarding repairs.

Sue DeHaven wants to know how much money was spent and stated that we need to call a meeting for a vote.  She feels homeowners should have been notified.  Sue suggested we post meeting dates at the MA office.  She also brought up the driveways and also the courtyards.  She wants assessments to come down since there are less services being provided.

Theda Burnett wants to be on the landscaping committee.  Eve will send her a form.  She is giving away glassware and would like to post notices in the laundry rooms.

 

HOA Attorney

 

Sarah Gerdes spoke to a couple of points.  First, concerning term positions, we will have four people up for election at the annual meeting.  Susanna still questions staggering terms.  Cheryl suggested we add it to the rules and regulations.  Sarah stated we could do it through a board resolution.  Second, concerning the chill tower, we will be able to have a separate charge back for the replacement costs but we need to separate accounting and budgeting.

Financial Report

 

Revised budget based on changes from July was presented.  The fiscal year begins September 1st.

Finances are operating account $162,052.93, reserve account $137,497.05 and petty cash $1,000.

Old & New Business

 

Annual Tree Trimming

 

We looked at two bids for trimming and one for tree removal.  Eve noted Bio’s work in other nearby communities.

Carpenter

Eve spoke to a master carpenter who would set up shop on site to fix exterior woodwork.  It would cost $3500/mo in labor plus materials.

 

Courtyard Drainage

 

Charlie’s Plumbing entered three bids for different work regarding drainage of the courtyards.  They were for $2555, $2565 and $2585.

Concrete Driveway

Advanced Installation put in a bid for $8,100 to repair the concrete exterior driveway in the area where Marilee and Ella Lee meet.  Discussion was put on hold until we talk about parking areas.

 

Cleaning

Cesar is on a schedule to do cleaning of common hallways.  If he doesn’t do well over the next few months we will revisit bids.
