CALL TO ORDER

The meeting was called to order at 6:35 pm.

 

OPEN FORUM

Unit #2617#1 requested that electricity be connected outside his unit, so that it could be used to plug in equipment (such as iphones, ipad, etc.).  He was asked to send in a formal written request, at which time the request will be considered by the Board.

Unit # 2555#4 wants to replace 2 windows in the master bedroom and to do plumbing for a gas washer and dryer.  He was asked to send in a formal written request, at which time the request will be considered by the Board.

 

MINUTES APPROVAL

A motion was made by Eve Demma to approve the Minutes of June 24, 2015.  Motion was seconded by Ray.  The motion was carried unanimously.

 

Financial Report

The Financial Report was sent to the Board prior to the meeting for review. As of June 30, 2015 the total cash and bank accounts was $274,379.22.

 

Old & New Business

  • Building P: The proposal (# 43201) by American Leak Protection is On Hold. It was reported that there may be a fresh water leak under the foundation. It was confirmed there is no fresh water under the property, only sewage. Eve Demma will contact American Leak Protection for further questions.
  • Building P Termites: Homeowner reported they discovered termites after a home inspection. ABC was sent out to do an inspection for a 2nd opinion on behalf of the HOA. Termites were confirmed in one unit’s common attic.  ABC will conduct spot treatments in the attic if that is a recommended solution.
  • Landscape:
  • Hackberry Tree: The Texas Landscape company quote# 926 quote to remove a Hackberry tree by the N. pool is On Hold.  Eve advised that she would inspect the tree at Building P that needs trimming away from the building/roofline.  An ad will be put on to Craigslist Houston to hire one or two landscape gardeners for a full-time position.
  • Eve advised that the water sprinkler system has been turned off by someone (this is the third time). It is not known if it is children, homeowners, or contractors that are turning the system off, but it is imperative that the sprinkler controls be locked up.  Eve will meet with Miguel, with VF Landscape to get a quote.
  • Preliminary Budget – Ray suggested the following adjustments:
    • Item 6000 Employee Payroll needs to be changed to $7,800.
    • Item 6110 Building Structural/Exterior needs to be changed to $1,250.
    • Item 6112 HVAC Repairs needs to be changed to $1,500.
    • Item 6120 Roof Repairs needs to be changed to $3,500.
    • Item 6190 Sprinkler System Repairs needs to be changed to $3,000/year.
    • Item 6436 Security Surveillance Camera needs to be changed to $1,000/month.

The final Budget will be approved by email.

 

  • Cheryl advised the Board about the concrete and drain repairs that Carlos had suggested he could do around the property.

 

  • Board decided Genesis should ask Carlos about installing sump pumps to clear the water where the drainage is bad (due to old or blocked drains).
