AIR CONDITIONERS
During the summer months of extreme heat we strongly urge homeowners to have their AC units serviced. If you are on the chill tower we recommend you have your air handler and motor checked/cleaned. If you have your own condensor we suggest you have this cleaned and serviced. This maintenance is the owner's responsibility to maintain as the HOA only maintains common area equipment. You may use any HVAC contractor of your choice.  If you would like one that is recommended and familiar with Marble Arch you may call the Dream Pavillion for a quote:  281-204-5680.  If you have any questions in regards to this please refer to the Genesis website and download the Responsibility Chart.  This is strictly based off of the Marble Arch Legal Documents (Declaration).

LANDSCAPING – RESIDENTS PLANTING THEIR OWN FLOWERS/SHRUBS

In the past several residents have taken it upon themselves to plant their own plants in the area in front of their home.  We appreciate the desire to improve the area for all residents and understand that in the past these areas were not kept up by previous Boards.  However, sometimes these areas are not maintained by the owner or the owner has left and they become think and overgrown.  Because these are "common" areas, it is the Landscaping Company's job to keep a neat and tidy look to the property, so please keep in mind that the Landscaping Company may trim back on thin out some sof these plants to keep them tidy.

SECURITY/LANDSCAPING

It was also suggested by our landscaping company that a few of the hedges in front of windows need to be trimmed shorter so that possible burglars cannot hide behind them and break in through the windows unseen.

SWIMMING POOL AREAS

Pool areas are to remain locked at all times.  Residents have reported that on occasion groups of people that do not live at Marble Arch have used the pools at night time after the regular pool hours.  Our security guards have been asked to monitor the pools after hours and to ask for the ID of any suspicious persons using them.  Residents should report any suspicious characters directly to 9-1-1 or call our security guards at 281-748-3988.  We have noticed that some of the pool areas do not have trash bins and so these will be replaced.  Likewise, pool equipment such as seats and lounge chairs, etc. have been freshly painted and will be replaced as needed.

ROOF LEAKS

The recent rain caused some new roof leaks.  Our maintenance team went to work on making these repairs as soon as they have good weather to work outside.  We apologize to homeowners that were waiting on other repairs to be done but roof repairs take higher precedence and the residents with the roof leaks appreciate your patience.

PETS – A REMINDER TO WALK YOUR DOG ON A LEASH AT ALL TIMES AND PICK UP YOUR DOG'S MESS

Unfortunately, some residents are still letting their dogs run around without being on a leash and, even worse, they don't clean up after their pet.  This is unfair to your neighbors.  The majority of residents are diligently adhering to these rules.  Please be advised that you will be fined if you are reported for not cleaning up your pet's waste.

HOMEOWNER REPAIRS THAT REQUIRE WATER TO BE SHUT OFF

Please remember that homeowners must provide 24-48 business hours notice to Genesis to have the water shut off for repairs unless it is an emergency.  This gives us time to send a notice to all residents that they will be without water during this time.  In addition, only the HOA's licensed and approved plumber is allowed to shut off the water to an entire building.

HEAVY TRASH

Heavy trash is picked up every Friday.  Residents are allowed to put their heavy trash out the Thursday night before after 8:00 PM.  So unfortunately NO dumping of heavy trash is allowed in the neighborhood at any other time.  If a resident leaves heavy trash out, they will be fined the cost to remove the heavy trash and this amount will be charged back to the homeowner.  This is a no tolerance rule.

TOILETS AND DRAINS

We have had two buildings that have had repeated sweage back ups within the last month.  The "backups" were caused by inappropriate materials being placed down the drains and toilets.  This is an older building complex and the plumbing pipes are not large so we mush be careful not to block the pipes.

  • DO NOT put paper towels, baby wipes, dryer sheets, sanitary pads or tampons down your toilets.
  • DO NOT put hair down the shower drain.
  • DO NOT put egg shells, shell fish or larger food items down the disposal or drain.
  • DO NOT put grease or cooking oil down the sink drain or into the toilet.  Put cooking oil in sealed non-recyclable containers and discard in your regular trash.  Even if you use hot water and liquid soap the grease will become hard in the pipes and cause a blockage.
